HOW TO FIND, FIX, AND MANAGE A VERY PROFITABLE HOTEL
STEP 1 HOW TO EVALUATE A HOTEL'S PRICE
There are several items you will need to do one of two evaluations of a hotel.
First, you will need to know the Occ Rate. That is the Occupation of the available rooms of the hotel on a monthly or yearly basis. This figure is given on a Percent basis. EXAMPLE - an Occ Rate of 68%.
Next, you need to know the ADR. This number is the Average Daily Rate of income per room. EXAMPLE - an ADR of $57.
With these two numbers, and the number of rentable rooms you can figure the amount of income the Hotel is generating, i.e. the Gross Income. Like any commercial business, the gross income times a "Multiple" equals its price. With hotels that "Multiple" is about 3 years.
